Everyone is familiar with the city of Las Vegas, and the first thing that comes to mind is definitely the entertainment aspect. No wonder it is referred to as the Entertainment Capital of the World. Set in the desert region of Nevada, it is the most populated city in the state and is considered to be one of the prime holiday destinations. But apart from being a tourist destination, it is also becoming a favored destination of real estate investors as more and more families and retired individuals are seeking to establish their homes in this colorful city.

The average price of homes for sale Las Vegas for the week that ended on 17th February was $333,406. The median sales price of homes hovered around $132,000. The average price of per square feet of area is around $163. Per square feet prices have witnessed a drop of 43% in comparison to previous year’s figures. The city was one of the initial residential markets that were hit hard by the housing downturn. However, recent reports suggest that the market is on the path of recovery due to increasing buyer activity. Foreclosed homes in Las Vegas have been in the reckoning for quite a while now.

The economy of the city is primarily sustained by activities such as tourism, conventions and gaming. These in turn add to the growth of the dining and the retail industries. The population in the city is on the rise, and this has prompted the growth of the real estate industry. Be it luxury homes or apartments, real estate in Las Vegas has developed to a great extent.

Of all the neighborhoods in the city, there are some which are preferred over others by real estate buyers. The list includes names like Canyon Gate, Summerlin, Peccole Ranch, Sunrise Manor, and Summerlin South. Of the the properties in Summerlin South are priced way beyond that of others as reflected in the average listing price. Summerlin South homes had an average listing price of $955,718 and are followed by Canyon Gate, which had an average listing price of $604,152 for the week that ended on February 17. Summerlin, located in close proximity to Red Rock Canyon National Conservation Area and the Spring Mountains, is a planned community, and Summerlin homes are in great demand. Since the early 1990s, the trend of homes shifted towards the highrises, especially in the southern section of the Las Vegas strip.

If you are interested in buying a property in Las Vegas, you should immediately contact a local realtor. If you are looking for a gay realtor in Las Vegas, you can make a quick search on the Internet to find one. No matter whether you are looking for luxury homes in Las Vegas or if you are interested in buying an apartment in one of the highrises, a realtor will assist you in finding a suitable one.

Acapella Apartments Las Vegas

I Don’t Know What Anyone Is Talking About!

From: -Anonymous-
Date posted: 6/18/2010
Years at this apartment: 2008 – 2010

I had a great experience while renting with Acapella. The staff was very friendly with me and worked with me during my many difficult situations. I found this website when I was trying to refer a friend here. I feel that only angry people write on these review sites and the rest of the people that have been here forever and love it don’t feel the need to write one-sided reviews. Of course they can’t ensure your safety! They are not the police and cannot stand outside every door and make sure you are safe at all times. The police cannot even ensure your safety. We are now living at a time that people need to steal to make do and they will break in anywhere they can to just make ends meet. So get over yourselves and if you make an excuse every month why you can’t pay rent then you shouldn’t live there. :)

NOT WORTH $0.02

I HAVE NOTHING POSITIVE TO SAY ABOUT THIS PROPERTY. IF YOU LIVED IN A VERY POOR, BAD, AREA IT MAY SEEM LIKE AN UPGRADE, BUT TRUST ME IT IS NOT. Overpriced, rude office manager, horrible parking, noisy, terrible architecture, cheap appliances, horrible plumbing, very hard water, smelly water. Expensive w/t/s bill. Late fee 75.00 on 5th day 10/ day after. Ppl never heard of family emergency, courtesy, extenuating circumstances in life. On several occasions walked in on office manager telling tenants personal business to future renters and staff. Money hungry property, regret moving here and so dies several neighbors I’ve ran into Over the past year. Some military, single fathers or mothers, elderly and a family of 4. I have seen everyone in my building leave, no1 ever renews lease. High theft and crime. Received notices to keep Windows and doors locked even throughout the day. 4 to be exact within the last 6 months. Several properties around area that are so much better and worth the rent. This place is trash and needs to undergo serious renovations, serious re hiring, serious work from ovation corporate.

Safety NOT A Concern

This review was posted, and then removed. I will keep posting it because people need to know the truth.

My place here in Acapella Apartments was broken into. They took my TV, camera gear, my daughter’s movies, shuffle, xbox and computer. Now I am in no way say that any apartment can prevent this from happening, but how they treat you after this is VERY important.

So that’s where my story begins. I immediately went into the office to let them know. No one moved. They looked at me and the manager with a straight face said I needed to get a police report. She didn’t even ask me if I was ok nor did she come back to my apartment to see what had happened. Well, the police (community officer) came in made their “report.” After getting the required “paper work”, I immediately went back in the morning to file that and sat down to discuss what had happened. As I explained how fearful I was for my daughter’s safety and that of my own, knowing that my place was staked out, her next words were very chilling. She looked at me, stopped me from finishing, and asked, “What do you want from me’” Having heard this, I simply asked what were my options and I wished to be released from my lease. Having seen her reaction, it looked as if she was not interested in my story, because just then she took out a business card, wrote an email link and explained I had to write this website and ask “permission” to be released. As I stared in shock at her, her next words were even more astounding, “We’re not responsible for your safety. Sorry.” Never before was I so shocked. I raised up from my seat and walked out of the office and back to past my damaged door to explain to my daughter why we couldn’t move just yet. I wish that was the end, but it wasn t.

I got to writing the help website as soon as I could, hoping that my story about fearing for both my life and remainder of my things would fall upon someone understanding. Right’ After filling out an “application,” I clicked send. The site kicked back a message saying someone would review and get back to me within ONE business day. Well, as you may have guessed and after several more attempts to contact someone one, no one did, and 3 days later I called the office and asked what should I do now’ A few hours later, I received an email from the website (call me Miss when I am a Mr.) saying that my case was reviewed and they saw no merit to release me from my lease. They offered an early release option, meaning two months (60 day notice) rent and a 1,000 dollar penalty, adding up to about 2,500. Again, I am a teacher, I don t have this kind of money. So I am forced to live here every day fearing that when I come home, what I have left is gone. After 2.5 years, never missing a payment, and having been patient with bug issues, friends here having moved warning me about this place, I truly wish you read my story carefully.

As I said there s even more. My friend who moved here a few month ago, was attacked by someone. She literally had to push the door close shut on the attacker. She moved the next day, and asked to released form the lease. Well, months later she was sued for 16,000 by Acapella and Ovation and still is fighting this. What a nightmare.

The only reason I decided to check back with this website was because I had to pay rent and ran into someone leaving the office who stopped me and told me “DON’T RENT here thinking I was a perspective renter.” She had the same look I had when I left the office.

like Madera. The staff was always friendly and cooperative. If I ever had a maintenance problem, they were prompt in their response. They work to keep the grounds well maintained, and when I left in May of 2009, they were painting the outside of the buildings. Whenever I asked for pest control, they were also prompt.
I have no complaints, and I am VERY picky!

She is inconsiderate and an all around bad person. The apartments look nice when u first move in but are actually very poorly maintained. It wouldn’t be so bad if the tenants were atleast treated with respect. I pay over 1300 a month, and I am very displeased. Ovation should really focus on their customer service this is my second bad experience under their management. I had planned to be here for a very long time. I will not renew my lease or give Ovation anymore of my hard earned money. You all should really consider removing her from your management team. Being rude is never good for business. I feel as though I was treated we4ll until I was locked into a contract

I see the cops in here at least once a week…I think it is mostly Domestic disturbances, but I’m not sure. The gym is small and they only have two tredmills, one eliptical machine, and a bike. There are free weights and a few other workout benches/machines. Parking is hard to find if you don’t pay extra to have a garage. The office is nice though. You can hear throught he walls really well, so you can hear people conversations…lol. Other than that the insides of the apartments are nice, except the stained granite counters that were not sealed and taken care of properly.

No Problems For Me

Well I moved here from the online pictures I saw. I must say the apartments do look very similar to what I seen. I like the girls in the office they are funny and nice. There is Sharen that is a little mean and attitudish but they are a cool bunch. My apartment I love it. My request for repairs are done quickly I have only had 2 so far. The grounds look good but I must agree with the too much doggie pooh. I see a young guy picking up but the 2 days I haven’t seen him I don’t see any1 else picking up. I have a dog and pick up after him but others don’t. I know it is not going to be perfect. I like it so far. I live in the middle of the property so there isn’t as much parking as if you are towards the back and outskirts of the property. I would recommend living here. There are a lot of families here, single people, and couples. There is a mixture of ——, Whites, ——–, and Asians. When I asked them what kind of people live here they told me that is one of the questions they cannot answer. I live next door to a doctor from UMC which is pretty cool. I have met a couple of friends. The pool hasn’t been heated so I usually hang out at the jaccuzzi. It is big and has lots of space. I tested the pool water yesterday and it was warm so I took a swim! The gym a lot of people work out and it is a decent gym free weights lol! Well I thought this would be helpful!

My husband and I have lived here six months and have been very happy with the level of service. We had a couple of service calls when we first moved in and both were handled within a matter of hours. Sharon and the rest of the staff are always courteous and helpful and the grounds are well kept and safe. The complex is quiet and the walls are well insulated and even though we live on a major street across from a fire station, we never hear traffic. The pool is fabulous and the exercise room is top rate. I would recommend this complex to anyone

Moved here early July. So far it seems nice, the only gripe is the other residents and noise is a major factor. Some of the residents are sometimes a little disrespecful and say really rude things (doesn’t make me comfortable as a female). I just stay to myself and always lock my door, even when I go to the mailbox. Oh and I was suprised that I don’t have an actual oven (no baking whatsoever-lol)just a stovetop, which is pretty weird. Also, it would’ve been nice if one of the staffers gave an tour of the apartment and the complex. For instance, where the laundry facilities or the mailroom is located, little things like that would’ve been helpful. I had to ask other residents that was walking around where they were.

From: -Anonymous-
Date posted: 5/14/2007

This place is now called Sedona on the BLVD and they are privately owned Condos. A lot are still being rented out tho by the owners… It’s a wonderful place to live, right on Las Vegas Blvd, so it’s convienent to the strip obviously and it’s close to the 15 & 215. The condos are very nice (obv. depends on your owner and how much they have updated it). The grounds are very well kept, there are THREE reallly nice pools and a great gym, tennis courts, racquetball court. The gates are occasionally broken…but they seem to try and fix them as soon as they start going bad.

Fine Print

From: —-you904
Date posted: 6/15/2008
Years at this apartment: 2008 – 2008
Always read the fine print. Been looking for apartments in Las Vegas and this apartment came up. After searching many other apartments you start getting an idea of how they all work. Camden is very much out for money. First thing you need to know if you’re looking for an apartment at any Camden property is that the price you see online or are quoted does not include Cable. The cost of cable is 39.96 when I was looking. Now that’s fine if cable is optional. However, cable is not optional. You are required to sign up for Cable. So add 39.96 to whatever price you are quoted.

Another thing to consider is that unlike most reputable apartment complexes Camden properties rent their properties at below or above market depending on how many people are renting at their places. So you may sign up at $850, but when it comes time to renew surprise surprise, the market has gone up and your apartment is now $100 more a month. On the other hand you could also be the one coming in when the market is high and paying $980 when most of your neighbors are paying $850.

And finally, there is the water fees. Some places do it individually based on your usage, others have a set fee for their units. Camden takes the total water usage of the whole facility and divides it among the tenets. This means that unlike other places, at Camden you are paying to water the lawn and keep keep water running in the office. Remember that when you see those lush green lawns. You will be paying for them if you rent here. Camden water bills are generally 10 to 15 more than most places that I’ve rented at in Las Vegas. Not a very good deal. In short, you can do much better. A good rate in the beginning will sky rocket on renewal. Only rent here if you enjoy moving every twelve months.

This Place Sucks

From: eplanajr
Date posted: 8/10/2005

It’s been problem after problem at this place.
1. Washer went out and flooded my entire apartment. Ruined the carpet.
2. Ruined carpet was never replaced.
3. Broken tiles all over the kitchen area were never replaced after several attempts and broken promises.
4. Toilet broke. They fixed that. But it leaked like crazy and started flooding my bedroom. So I personally had to fix it because they weren’t competent to do the work.
5. The fridge stoped working. I again had to fix this myself.
6. The fireplace never works and is a waste of space.
7. My garage door didn’t work for 2 months. For 2 months I had to wait until the morons there could fix the garage door opener.
8. My car was vandalized several times.

I would never recommend this place to anybody. It is now known as Sedona on the Boulevard and going to condo. DO NOT BUY!

have been here over a year & absolutelly love it, its quiet, great landscaping, very manicured & very professioanl & personable staff, always willing to go above & beyond to do what they can to make life a little easier. My hats off to Sue Kelley & of course Sydney. Nice to see the new recycle bins on property. Keep up the good work.

This Place Sucks

I have been here for 3 years, I was going to renew my lease again. However, this place sucks too much! The new management is horrible, the leasing staff, minus Sydney are self absorbed, holier than thou jerks. Especially the arrogant manager! They go through so many different managers, leasing and maintenance people. You have to wonder if it is the company itself. They made me pay $125 month to month fee for coming in and signing my lease on the 2nd! Then the incentive given was $gift card but it took 5 weeks to get it, finally when I did receive it, they made me stand around and wait for the manager to show up, 30 minutes late, which made me late to my job! They didn’t care, they didn’t apologize, they didn’t blink an eye. If you don’t live here, your better off keeping it that way. k6tKKzmJrmATU2ap682S
